What types of foundations are available?

Our plans are available in three foundation types:

  • Slab Foundation – Cost-effective, ideal for warm climates/high water tables.
  • Crawlspace Foundation – Limited space for storage/utilities; common in clay soils.
  • Basement Foundation – Full-height space, typical in colder climates.

Each plan purchase includes one foundation type of your choosing. Not all plans offer every option, but we can often provide alternatives as a modification.

What does a typical set of house plans include?
  • Cover Sheet with rendering
  • Detailed Floor Plans with door/window schedules
  • Foundation Plan & Details (one type per set)
  • Electrical Plan with lighting/outlets
  • Exterior & Interior Elevations
  • Roof Plan (when applicable)
  • Specifications Form (short FHA/VA reference)
  • License to Build (for one home, one time). Additional build licenses can be purchased separately.

Plumbing and HVAC plans are not included. A Materials List is optional and available for most plans for an additional fee.

How quickly will I receive my plans?
  • PDF or CAD File Sets – Delivered by email within 1 business day.
  • Printed 5-Set or PDF + 5-Set Packages – Shipped within 1–3 business days.

Extra printed copies are available on request.

Can I return my plans?

Because plans can be copied, all sales are final. However, you can upgrade your package (e.g., 5-Set to PDF) by paying only the difference. We also offer free modification quotes if you need changes.

What happens after I purchase my plans?
  1. Check with your local building department for permitting requirements.
  2. Decide on framing system (conventional vs. engineered trusses).
  3. Consult a local engineer/architect if your area requires stamps or special engineering.
Do your plans meet building codes?

Plans are drawn to the codes in effect at the time of design. Because codes vary, some areas may require adaptation or local engineering approval.

What is a PDF File Set?

Our most popular option. Delivered within 1 business day via email. Benefits include:

  • Fast digital delivery
  • Easy to share with builder or print shop
  • Convenient digital backup
What is a 5-Set Package?

Includes 5 printed copies of your construction set. Shipped within 1–3 business days. Typically used for builder, permitting office, lender, and homeowner.

What is a PDF + 5-Set Package?

Best of both worlds: immediate digital delivery plus 5 printed sets for on-site use.

What is a CAD File Set?

An editable electronic version, useful if you want a local designer to make modifications. For most customers, our in-house team handles modifications directly.

Plan Modifications

Can I customize a plan I purchase?

Yes! All plans can be modified. Our design team will provide a free quote for changes such as adding rooms, adjusting layouts, or switching foundation types. Work is done in-house by experienced designers.

Can I use my own designer for modifications?

If you’d like to work with a local designer, you’ll need a CAD File Set. Otherwise, our in-house team can handle all modifications for you directly.

How much do modifications cost?

Most changes range from $350–$1,500, depending on complexity. This is far less than designing a custom home from scratch. We’ll give you a free quote before you decide.

Design & Construction

What is a Materials List?

An optional add-on that lists general quantities of materials for building your home. Helps speed up bids and estimates. Available for most plans for an additional fee.

What is included in Living vs. Total Square Footage?

Living (Heated) Sq Ft – Finished, heated/cooled spaces only (excludes garages, porches, unfinished rooms).
Total Sq Ft – Living space plus unheated areas (garages, porches, decks, unfinished rooms).

How many sets of plans will I need?

Most customers need 5–8 sets, including:

  • Builder (4)
  • Homeowner (1)
  • Permit Office (1–2)
  • Lender (1–2)
Will my local building department accept these plans?

In most cases, yes. Some areas may require site plans, beam sizing, septic design, or professional stamps from local engineers/architects. We recommend checking with your local building department before construction.

Miscellaneous

Is my order secure?

Yes. Orders are processed securely, we never store credit card details, and we never share your personal information.

Can I build this plan more than once?

No. Each purchase includes a single-use license. If you’d like to build on multiple lots, discounted multi-use licenses are available.

What is your liability policy?

All plans are provided as-is, without warranties. It is the customer’s responsibility to ensure compliance with local codes and regulations. House Plan Gallery’s liability is limited to the price paid for the plan.
